63–66 Coleman Street is a commercial Cat A refurbishment located in the heart of the City of London. The project involved transforming a cluster of three older buildings into a cohesive, high-quality office environment. 

The project was delivered for employer CLI Dartriver, design was led by Emrys Architects and main construction carried out by Collins Construction Ltd - a specialist contractor experienced in complex office projects.

Sustainability was a key focus, with the development achieving a BREEAM “Outstanding” certification - one of the highest standards for environmental performance in building design and construction. This reflects rigorous energy, material and environmental strategy across design and delivery phases.

The fit out included façade retention, demolition, new build construction and structural framing to create a contemporary eight-storey office block with modern workplace amenities and distinguished architectural presence.

63-66 Coleman Street also comprises a basement level, roof top terrace and plant area, seven stories of new build commercial office space with retail space located on the ground floor. 

Forza was appointed to design, manufacture and supply a comprehensive package of fire-rated and non-fire-rated doors throughout the building, supporting both fire safety requirements and the overall architectural vision.

The refurbishment presented a number of technical and design challenges typical of high-specification City of London office projects. A key requirement was compliance with stringent fire safety regulations, including the integration of doors within smoke lobbies that required automatic opening functionality. These elements demanded precise coordination between fire performance, access control and mechanical operation.

At the same time, the Cat A specification called for doors that would complement the overall interior design. Fire doors needed to perform to FD30 and FD60 standards while maintaining a refined appearance consistent with a premium commercial environment. Acoustic performance and vision panel detailing further added to the complexity of the specification.

Forza developed a tailored door package that addressed both the technical demands of the project and the architectural intent.

A total of 85 single and double leaf doors were supplied across the building, incorporating a mix of non-fire-rated, FD30 and FD60 assemblies. The scope included fire doors, acoustic doors and automated entrance doors. All fully certified and manufactured to meet the project’s compliance requirements.

The doors were finished to a high standard, including; paint-grade finishes, QC Euro Oak finished in Morrells 280 pre-catalyst lacquer with 10% sheen and frames in polished American White Oak.

Special features such as radius vision panels and automatic door operators were carefully integrated to ensure seamless performance within smoke control zones while preserving clean architectural lines. Ironmongery was supplied in collaboration with 3V Architectural Hardware, ensuring consistency across the project.

Forza was engaged early in the process, beginning with an initial consultation, this early involvement allowed the team to work closely with the architect and contractor to develop robust door specifications aligned with fire strategy, access requirements and aesthetic goals.

The completed door package fully met the project’s performance, compliance, and design requirements. All doors achieved the required fire and acoustic performance standards and automated doors were successfully integrated within smoke lobbies. 

The result is a compliant, well-coordinated door solution that supports both life safety and the long-term value of the building, contributing to a modern, high-quality commercial workspace.
